Why can't I just see a list of off-market homes?

Because the owner's condition for selling privately is precisely that no list exists. Details are shared person to person, with the owner's consent, once a buyer's brief and seriousness are established. Publishing a catalogue would end the discretion that makes these sales possible.

How many off-market properties are there in Marbella?

Nobody can give an honest number — the private market is fluid by nature, and anyone quoting a precise figure is guessing. What we can say from practice: in the upper segment, and especially in gated communities and front-line locations, a meaningful share of real supply never reaches the portals. The relevant question is not how many exist, but what exists for your specific brief right now.
