Any property can be made to look good in a spreadsheet. Our job is to check the spreadsheet. Six verifications, no exceptions:
Listing prices are marketing; closed prices are evidence. We work from actual recent transactions in the same community, not portal wishlists.
ITP or IVA & AJD, notary, registry, legal fees — the true cost of entry in Andalucía is meaningfully higher than the headline price, and it belongs in the arithmetic from day one.
Not what a listing claims — what comparable homes in that community actually achieve across the full year, after voids, commissions and running costs.
Holiday-rental licence status, community statutes, urban-planning compliance, charges against the property — verified with independent lawyers before any deposit.
IBI, community fees, non-resident taxes, insurance — and on the way out, plusvalía municipal and capital-gains withholding. An investment is judged over its whole life, including the goodbye.
Who buys this property from you in seven years, and why? If we cannot answer that in one sentence, we say so. And keep looking.

Yes — Spain places no nationality restrictions on property ownership. You will need an NIE (foreigner identification number) and a Spanish bank account; both are routine, and we coordinate them as part of every purchase. It depends on the strategy. Established Marbella and Nueva Andalucía dominate buy-and-hold briefs for their year-round rental demand; Benahavís and the hillsides attract renovation projects; Estepona and the New Golden Mile lead off-plan. In Andalucía, yes: short-term holiday rentals require registration (the VUT licence), and since 2024 owner communities can restrict holiday lets in their statutes. A property's licence status is one of the first things we verify — it can change the entire arithmetic of a purchase.
In Andalucía, resale purchases carry ITP transfer tax, while new builds carry IVA plus AJD stamp duty; add notary, registry and independent legal fees. Yes — Spanish banks routinely lend to non-residents, generally financing a smaller share of the price than for residents and assessing income documented in your home country. Terms vary meaningfully between banks, which makes comparison worth doing before you choose a property. We arrange introductions to banks that work well with international buyers as part of the acquisition.
It can be either. A genuine off-market property — one the owner has chosen not to list — is common at the top of this market for privacy reasons, and it can mean less competition and cleaner negotiation. But "off-market" is also a word agencies use to dress up ordinary stock. The test is simple: ask why the owner isn't listing. There is either a real answer or there isn't. Portals show you what is for sale; they do not show you what it is actually worth, what it actually rents for, whether the licence status holds, or what never reached the portals at all.
