It is an informative extract — for a legally binding statement, a certificación registral is required. Market figures are cited from the Consejo General del Notariado's statistical portal and other named official sources. Prices include Spanish VAT.

    Questions people ask before ordering

    What is a Nota Simple, and why do I need one?

    It is the official extract from the Spanish Land Registry for one property. It shows who legally owns it and whether there are mortgages, embargoes or other charges attached — the things a listing never mentions. In Spain, charges follow the property, not the seller, so this is the first document any buyer should read.

    How quickly will I receive the report?

    Property cards and valuations go out within a few hours in working time. The Nota Simple depends on the Land Registry: usually a few hours, at most two working days. The full Property Check is sent as one document once the Nota Simple arrives.

    Can you check a property that is not listed with SOBE?

    Yes — any property on the Costa del Sol, from any agency or portal, or a private sale. Most of our reports are for homes we have nothing to do with.

    In which languages are the reports written?

    English, Russian or Spanish — choose at checkout. The Nota Simple itself is always issued in Spanish by the Registry; our summary is in your language.

    Is the valuation an official appraisal?

    No. A bank appraisal (tasación) is a regulated document from a certified valuer, usually required for a mortgage. Our valuation is a market analysis: what comparable properties have actually closed at and where the asking price sits against them. It is designed to inform your decision and your negotiation, not to satisfy a bank.

    What if the property cannot be found?

    If the Land Registry cannot locate the property from the details provided, we come back to you for more information before anything is ordered. If it still cannot be found, we refund the Nota Simple in full.

    I am buying through SOBE — do I pay for this?

    No. Clients buying with SOBE Invest receive the full Property Check on any shortlisted property as part of our service. If you book a consultation and later buy through us, its cost is deducted from our commission.
