Our catalogue now holds 883 new homes across 305 developments, from Málaga city to the Gibraltar side of Sotogrande — together worth €947 million. The median asks €650,000; the median square metre, €5,000.
Estepona carries a quarter of everything for sale — 222 homes — and sits exactly in the middle of the price ladder. Mijas follows with 150, Marbella and Fuengirola with about a hundred each. Benahavís lists only 40, but they are the hillside villas and golf-valley apartments that set the top of the market: a median of €1.48 million.
Apartments, overwhelmingly: 545 of the 883 are flats or garden ground floors, another 196 are penthouses. Villas number 82, townhouses 43. Two and three bedrooms make up 78 per cent of the catalogue. A pool comes with 91 per cent of homes and a garden with 76 — on this coast they are the floor, not a feature.
This is a market bought ahead of the keys. 268 homes are sold off plan and 276 are under construction; only 92 are ready today. The busiest delivery year is 2027, with 248 completions scheduled, followed by 2026 with 149 and 2028 with 134.
More than half the catalogue asks between €300,000 and €750,000. Above €2 million there are 87 homes, almost all of them villas in Benahavís, Sotogrande and on the Golden Mile.

Clear answers for international buyers considering new construction or off-plan property on the Costa del Sol. Every development and contract must be checked individually.
A new-build property is a home sold in its first transaction by the developer. It may already be complete and key-ready. Off-plan means the buyer reserves before construction is finished — and sometimes before it begins — using plans, specifications and a staged payment schedule. The legal and practical checks therefore differ from buying a completed resale home.
A first-sale residential new build is generally subject to 10% VAT (IVA) and 1.2% stamp duty (AJD) in Andalucía. Notary, Land Registry, legal and any financing costs are additional. Spanish law requires qualifying amounts paid in advance during residential construction to be protected through an appropriate bank guarantee or insurance arrangement. Before transferring money, your independent lawyer should confirm the developer’s documentation, the designated account and the guarantee covering your specific payments and taxes.
The review should cover the developer and selling entity, ownership of the land, planning and building documentation, protection of advance payments, payment dates, delivery deadline, specification, permitted changes, cancellation and refund terms, community arrangements and the conditions required before completion. Marketing material should be compared line by line with the contract and annexes.
The schedule is project-specific. It commonly starts with a reservation, followed by a private purchase contract and instalments linked to agreed dates or construction stages, with the balance paid at notary completion. The contract should state the expected delivery window, any permitted extension, what happens after a material delay and when a buyer may recover protected payments.
Before completion, the property should be inspected against the plans and specification and a written snagging list prepared. The lawyer should confirm the completion documentation, occupation status, utilities, insurance and guarantees before the final balance is released and the title deed is signed. Spanish building law provides different liability periods for finishing, habitability and structural defects, but any issue should be documented immediately.
Normally, an authorised collaborating agency offers the developer’s published price and is paid by the developer, but this should be confirmed for the individual project. The useful role of a buyer’s adviser is not a hidden discount: it is comparing the project with competing developments, checking the location and exit market, coordinating independent due diligence and staying involved until the keys are delivered.
